Miller & Associates worked with the City of McCook to update its Comprehensive Plan, establishing a long-term framework for community growth, development, and investment. The planning process examined McCook’s community profile, including its history, population and demographics, housing, and local economy, while also evaluating existing facilities, infrastructure, natural resources, and land use.

The Comprehensive Plan evaluated the community’s educational system, transportation network, public works, utilities, community services, tourism and museums, and parks and recreational facilities. Existing and future land use, annexation opportunities, and the community’s energy and natural resources were also considered to help guide future development. Extensive public input was incorporated through a community survey, public input meetings, and a SWOT (Strengths, Weaknesses, Opportunities, and Threats), providing residents with opportunities to identify priorities and share their vision for McCook’s future.

Public input identified a strong interest in additional recreational opportunities within the community. In response, Miller & Associates also assisted the City with a General Redevelopment Plan for the Walters Multi-Use Redevelopment Area, which includes the P.F.C Gerald L. Walters Youth Sports Complex that is currently under construction. The plan examined opportunities for infrastructure development, residential and commercial growth, and integration with existing parks and recreational facilities.

The redevelopment planning process also included infrastructure cost estimates and an analysis of the potential economic impact of the sports complex on the community. Together, the Comprehensive Plan and Walters Multi-Use Redevelopment Plan provide the City with a strategic framework for coordinated growth, infrastructure investment, recreational development, and continued economic vitality.
